Below are our House Rules, as well as our Policies for Booking a Room, Privacy, Safety & Security, and Smoking.

House Rules

Respect For One Another

We welcome everyone!  We appreciate that you chose to stay with us.  During the course of your visit, we ask that you be respectful of other guests and of us, of our home and furnishings, and of our outdoor spaces and the abundant wildlife that visits.  Kindness, empathy and shared experiences turn strangers into friends!

Smoke Free Environment

In keeping with our healthy living orientation, we maintain a smoke free house and property.  This means no tobacco, vaping, or marijuana is allowed.  Please respect our standards.  This policy includes guestrooms, decks, patios, and all common areas whether inside or outside.  Due to the natural landscape, the risk of fire is very high around the property. 

If a guest room requires clean up because of smoking odors, a $300 cleaning fee will be assessed to the guest’s payment card.

 

Hypoallergenic Environment

Please also help us maintain our hypoallergenic atmosphere.

We have no pets.  Guests may not bring pets or service animals.  Please note that our property is regularly visited by range of native wildlife (e.g. ravens, roadrunners, rabbits, javelinas, foxes, coyotes).

Guests may be sensitive to strong scents and perfumes. We ask that you minimize use of strong scents. No smoking or vaping is allowed on the property.  We can provide scent-free candles for your room upon request.

 

Service Animals

Out of respect for the wildlife that frequents our home, we do not allow non-native animals - including service animals - on our property.  Since this is our private residence, we are not considered a place of public accommodation; therefore, we legally need not allow service animals on our property.  If you have a service animal, please seek accommodation at one of the many public establishments located in the Verde Valley.

 

No Feeding Wild Animals

For your safety and for the health of the animals, please do not approach or feed wild animals on or around the property.

 

Room Cleaning

We will clean your room only upon your departure.  You can leave sheets on the bed, towels on the racks, and trash in the receptacles.  We want your stay here to be as restful as possible!  Cleaning your room is built into the reservation charge.

Charges for Missing or Damaged Items

We are happy to share our home with you.  However, if you cause any damage to our home or its contents, we reserve the right to charge you for its replacement.  Specifically, we may charge you to replace missing, broken or damaged items, including furnishings, glassware, utensils, bedding and towels. If we notice anything amiss, we will notify you of replacement costs and will make arrangements with you for payment.

Garbage & Recycling

We are on a septic system.  Please dispose of sanitary products, facial tissues and other manufactured items in the waste cans provided; never flush them.  Place any recyclable plastic, paper, cans and glass in the recycle waste can located in your kitchenette.  We can provide you with reusable water bottles during your stay.

 

Number of guests per room

Our spacious rooms are designed for a maximum of two guests, with at least one adult per room.  We accept reservations for adults and children aged 14 and older; however, due to the location and nature of our landscape, our home is not conducive to young children.

 

Check-in / Check-out

Check-ins are between 3pm and 6pm.  If you require a later check-in, please call ahead and discuss options so we can be there to greet you!  If you need to arrive prior to the normal check-in time, the house may not be ready but we do have facilities to store your luggage. 

Our normal check-out time is at 11am.  We ask you to respect this time since we need to have rooms ready for guests arriving later in the day.  If you wish to have your luggage stored until you are ready to leave the vicinity, please ask; we will gladly do so free of charge.  Check-outs after 11am will be at a charge of an additional $100 per hour.

Cancellations

For cancellation of reservations made using a charge or credit card, we charge a minimum $25 fee to cover our processing costs. 

If you cancel 14 days or more in advance of your first night's stay, your deposit will be fully refunded, less the cancellation fee(*). 

If you cancel within 14 days of your first night's stay, your deposit will not be refunded.  However, if we do re-book any portion of your reserved accommodation, we will refund that portion of your deposit, less the cancellation fee(*).

If you cancel on or after the day of your scheduled arrival, we will charge you the full amount of your scheduled stay.

* PLEASE NOTE: If we cannot refund your deposit via your charge or credit card, we will reach out to you for a refund alternative.

Quiet Hours

Quiet hours are 9pm to 9am.

 

Breakfast

Breakfast is served in our dining room at 8:30am.  You are welcome to arrive early to the dining room to enjoy coffee or tea before breakfast is served.  We can adjust the breakfast menu or serving time to accommodate your needs; just advise us before or upon arrival.

Booking Policy

Booking Policy

Terms & Conditions

 

- Minimum Stay: 2 nights

- Maximum Stay: 14 nights

- Each room accommodates 1 or 2 guests, with at least one adult per room.  We accept reservations for adults and children aged 14 and older.
- We accept payments via American Express, VISA, MasterCard, and Discover cards.
- For each room reserved, a deposit for the cost of one night's stay or 50% of total lodging costs - whichever is greater - will be taken at the time of reservation, using the credit card provided to us. The balance of the stay will be charged at check-in.

Cancellations

We will NOT charge a fee for cancellations.  
- If you cancel 14 days or more in advance of your first night's stay, your deposit will be fully refunded.  
- If you cancel within 14 days of your first night's stay, your deposit will not be refunded.  However, if we do re-book any portion of your reserved accommodation, we will refund that portion of your deposit.   
- If you cancel on or after the day of your scheduled arrival, we will charge you the full amount of your scheduled stay.

At Origins Bed and Breakfast, we are dedicated to protecting your privacy and safeguarding your personally identifiable information.

 

Information Collection

Our main purpose in collecting your personal information is to provide you with a streamlined experience in making reservations at Origins Bed and Breakfast.  We only collect information about you that we consider necessary for achieving this.  No personal information is collected unless you make a reservation with us.  Personal information that you provide us will only be used to manage your reservation, and will not be disclosed to anyone else unless you specifically request us to do so. Origins Bed and Breakfast does not give or sell to anyone any information we collect on our site.

 

Certain pages of this Site may use data collection devices such as "cookies" to measure effectiveness and safety.  A "cookie" is a small file that gets placed on your hard drive that helps us provide our services.  You are free to decline cookies if you choose to.

 

Information Security

At Origins Bed and Breakfast, we take security seriously.  When users make a reservation we use every precaution to safe guard it online and offline.

 

Your payment and personal information is always safe.  Our Secure Sockets Layer (SSL) software is the industry standard and encrypts all of your personal information, including credit card number, name, and address, so that it cannot be read over the internet.

 

Policy Modifications

Origins Bed and Breakfast may amend this Privacy Statement from time to time in order to meet changes in the regulatory environment, business needs, or to satisfy the needs of our guests, properties, strategic marketing partners, and service providers.

Safety & Security Policy

Safety and Security Policy

Personal Safety

 

Please treat the landscaping, house and the people in it with respect. For your safety, avoid climbing on deck railings, trees or rocks.  Due to the landscape of our property, which is not conducive to young children, we accept reservations for adults and children aged 14 and older. 

 

To preclude against damage to or loss of personal belonging, due to inclement weather or other persons, please keep your room doors closed/locked when you are not on the property.

 

 

The doors to your room will lock automatically when they close.  To ensure safety of your possessions:

  • Keep room door closed/locked – doors automatically lock when you close them

  • Exterior doors - close/lock when you leave

  • Use room safe for smaller items

 

 

Security

 

No place is burglar-proof.  Do not leave cash, credit cards, jewelry, valuable documents or other valuables out in the open in your room. We have provided safes for your convenience, but we cannot assume responsibility for your property. 
We ask that you:

  • Use the room safe (located in your closet) for valuables

  • Close and lock any windows you have opened

  • Lock your patio door and close the interior door to your room whenever you leave

  • Do not answer your door unless you know who it is

 

Key interior and exterior areas of the property are monitored by security cameras, which are are operational and record events 24x7.  No cameras are located in guest rooms.

 

Except in the event of an emergency, we will not enter your room during your stay without your permission.

​

Security of Automobiles:
Guest parking is located well within the premises and is not visible to street traffic.  There are multiple cameras trained on the parking spaces.  However, parking is neither gated nor sheltered; we cannot guarantee the security of guest automobile contents or protection from weather events.

Smoking Policy

​To protect the health, safety, and comfort of our family and yours, we insist that no smoking or vaping - of any kind of product - occur within our home or on our property.


Smoking is a leading cause of preventable death in the United States. Smoking and secondhand smoke are known causes of lung disease, heart disease, and cancer.


No use of marijuana or tobacco products, including cigarettes, smokeless tobacco, and electronic cigarettes, is permitted within the facilities or on the property.
